When you think about renewing your contract, consider the following factors:

Your HVAC Yearly Maintenance Costs

How much do you pay every year for HVAC maintenance? Have your maintenance costs gone up or down in the last few years? If they’ve gone up, why is that?

Consider how much you expect to pay for HVAC maintenance, then see if your current costs meet those expectations. For example, if you want to pay a flat rate every month for maintenance, but your monthly costs keep fluctuating, it’s time to rethink your current HVAC service contract.

Services Your Contract Covers

Look at your HVAC service contract and make sure it covers what it claims to cover. You may have one of three main types of HVAC service contracts:

  • Preventative Maintenance: The least expensive type, this contract only covers annual maintenance visits.
  • Full Labor: This contract covers all labor involved in your HVAC maintenance and repairs. The time it takes to complete a project determines this contract’s prices. The costs of HVAC system parts are not included.
  • Full Service: This HVAC contract covers annual maintenance along with labor and parts for HVAC repairs. It’s the most expensive type of contract because it’s the most inclusive in terms of services covered.

What Your Annual Maintenance Visits Include

If your HVAC service contract covers preventative maintenance, your visits should include at least some of the following tasks:

  • Checking condenser coils and evaporator coils

They should have a list of their certifications, as well as any unions and industry associations they belong to. These certifications and memberships show that they’re qualified HVAC contractors.
  • Services: Ask each contractor what services their contracts cover. Also be sure to check if they customize their contracts to meet the needs of different clients, or if they offer the same contracts to everyone. A customized service contract often meets your system’s needs much better than a cookie-cutter contract.
  • Pricing: Your contractor should discuss their maintenance contract pricing with you. They should tell you whether their contracts cover maintenance, labor, parts, or all three. Also ask them if they offer different levels of contracts, like full service, full labor, and maintenance.
